STATE government approval has been granted for a new 481-hectare residential community in the Greater Flagstone priority development area, to the northeast of the Teviot Road and Greenbank Road intersection at Greenbank.
Developer Mirvac’s plan for up to 3300 residential homes has been in the pipeline since 2015 and includes a state primary school that will cater for up to 1000 students, a neighbourhood retail centre and a community health centre.
According to Mirvac Queensland residential general manager Warwick Bible, the site – former grazing land – is an appealing location for a new community because it is surrounded by existing infrastructure.
“At the same time as delivering new amenities to the region, we are also focused on protecting existing natural assets,” he said.
“The community will include an 85-hectare conservation parkland, which will be linked to existing Logan City Council-owned conservation land via extended walking trails, approximately 25 hectares of regional sports and recreation parks and a series of neighbourhood and linear parks.”
Queensland dream
The announcement comes just weeks since the opening of the Flagstone Bridge linking the suburb of Flagstone Rise to Peet Limited’s development sites on the west of the railway line that traverses the region, where the average lot size will be 400 square metres.
Member for Logan Linus Power and deputy premier Jackie Trad faced the media at that opening, where Mr Power said the development of housing in the region was about delivering for families.
“We know that our parents came into the suburbs of Brisbane to get an affordable home to build their families and their Queensland dream.
“This is about having the Queensland dream for thousands of new families in southern Logan.
“They are great communities that we are building here in partnership with the government and developers,” he said.
Ms Trad spoke about the cost savings of buying in southern Logan.
“On average, a lot out here at Flagstone will be half of what it costs in Brisbane, some $340,000 compared to $600,000,” she said.
“But we also know, compared to somewhere like Sydney – where to get a comparable house price you have to go as far as Penrith which is an hour and a half outside the city – really, Flagstone is very competitive when it comes to housing affordability.”
According to Mr Bible, the mix of home sites on offer at the new Greenbank development will provide opportunities for a range of buyers.
“We are yet to finalise the pricing and lot sizes for the first stage,” he said.
“Our project website also includes a masterplan, development fact sheet and community information storyboards.”
