A PROPERTY at Kooralbyn has topped the million dollar price mark, setting a record for the town.
The home sits on 2.3 acres and comprises two separate dwellings connected by a walkway.

Right Fit Properties sales agent Mel Weir said the main house featured five bedrooms and four bathrooms, while the second had three bedrooms and three bathrooms.
The second dwelling was operated as a bed and breakfast, featuring a private gym with bathroom, sauna and spa.
"The swimming pool is unique, initially built as a retaining wall," she said.
"The builder used some imagination and the result is like an infinity pool."
Ms Weir said the sale was in keeping with a massive increase in people from the city looking for a tree change.
The house had three inspections and two offers.
"It was on the market for about eight weeks but before this it would have stayed on the market for years," she said.
The former hairdresser and long term resident of Kooralbyn changed careers to real estate less than three years ago after a stint behind the bar at the Kooralbyn Country Club, known to locals as "the Pav".
"I've always loved Kooralbyn ... when I arrived from Darwin I said I would give it 10 years to become something and here we are after eight years and everyone wants to live here."
The mother of two said her former jobs had helped her in her new career.
"I've had to be a people person and I'm very aware that we are not just selling houses, we're helping people buy a home, which means we're also helping people sell something they've made their home. That can be hard."
Ms Weir said a diverse range of prospective buyers were attracted to Kooralbyn for the lifestyle.
'We've had tradies, professionals and young families move into the valley, they're moving here for a lifestyle change.
"The urban sprawl is creeping towards Beaudesert and that's unlikely to happen here.
"The people who are moving in want to grow their own fruit and veggies, they want to live in a house where their gutters are not touching another house.
"We have most things we need right here, and for those who want to go to Brisbane or the Gold Coast, K-Mart or the beach, all of that is within a two hour driving time from home.
"Last week we had a house listed on Tuesday and a contract signed by Thursday.
"It used to be that people moved to Kooralbyn because it's where they could afford to buy and anyone with a million dollar home would have been lucky to get $600,000. It used to be that the set price would be negotiated down but today we know we'll get the asking price or higher.
"We've done lots of appraisals for people thinking about taking advantage of the good prices we're getting but anyone who is relying on the sale price to buy something else in Kooralbyn would need to think twice."
Ms Weir said the value of units had not gone up significantly but with houses now scarce in Kooralbyn, units might be the next best option for some.
