Being a smaller boutique real estate agency has bigger advantages for Q State Properties, enabling the agents to build client relationships.
With that, clients become part of the Q State Properties family, according to principal licensee Sandy Lower.
"For us, we haven't set out to be the biggest but to offer the best quality service to our property owners and their tenants," Sandy said.
The main focus is property management as opposed to sales and in particular specialising in acreage.
"Managing acreage rentals is completely different from a standard four bed, two bath home on a residential house block, there are often more complex issues to work with to ensure a smooth tenancy for all parties.
"Many of these properties have been the home of the property owner before it has become a rental."
Acreage rental properties are always high in demand, especially when marketed correctly.
According to Sandy, if a property has a shed and allows for animals, then interest is always very high especially with the agency's complimentary professional photography, floor plans and 360 video tours.
This helps the property stand out from the crowd and Sandy said feedback from tenants is they love that the property has been truly represented with no unexpected surprises on their viewing day.
Q State Properties is a boutique property management agency, but what does this mean?
"Firstly we are smaller in size and provide a more personalised experience for our landlords."
The agent meets the tenant onsite and goes over all aspects such as how the tanks and pumps work, septic systems and so much more that comes from the management of acreage rentals.
In addition to this, Q State is about to launch a Tenant Concierge service which will provide personalised end to end service to tenants from the start of a property search, matching them to one that suits their needs to settling them into their new home.

Q State invests money into systems to ensure it is looking after landlords to the highest standard.
Training is always current with memberships to industry organisations such as REIQ, Real Estate Excellence and Inspired Growth Training.
Sandy has been in real estate since 2004 first starting out privately managing properties before opening Q State Properties in 2014.
