“I’ve just opened up my own property management real estate agency in Jimboomba,” says Nicole Polley.

“I’ve got 14 years experience in the industry [and now] I’m just going out and doing it on my own,” Nicole added.

To be specific about the how new the venture is, “The 31st of July we opened.”

Called Polley’s Realty & Consulting, Nicole’s motives were more than just the chance to work for herself.

One major reason, and benefit, is “Being able to offer my clients the property management service that I think they deserve, not just [being] a 9 to 5 property manager,” Nicole explains.

“I’m contactable whenever it suits my clients. Although I’ve got a young family, I like to work in the hours when it suits other people and [that] has reflected in the low vacancy rates that I have in the area.” Nicole also offers “viewings on Saturdays and Sundays as well, and at lunch times. In the typical structure of property management that just doesn’t happen.”

Empathetic in other ways too, Nicole and her family were moving house the day we spoke to her.

The new location is “literally three streets away” from the old one, but “it suits our needs better with the way the business is set up” since the new address has the office up the front instead of at the back.

Nicole has lived in, and managed properties in the area, for the past five years.

Her core focus is the management of rentals, and in geographical terms “The properties I manage range from the northern end of the Gold Coast, to Ipswich, southside and Logan.”

Nicole can also point you in the right direction if you later decide to sell your property. “I work with sales-only sales agents in terms of doing sales.”

Nicole is acutely aware that when you put your property up for rent, you need that investment to be cared for and managed diligently.

Similarly, in order to keep her vacancy rates low, Nicole needs to be kind, considerate and helpful to tenants too.

Nicole can also draw upon her mediation and problem-solving skills when taking over the management of a property.
