A GREENBANK man is leading a push for properties to be rezoned so people can subdivide their land and sell up as major residential growth takes off in the region.
Long-time Stoney Camp Road resident Barry Steele said his property value had dropped significantly because of increasing traffic noise and the prospect of major development nearby.
Greenbank is in the Greater Flagstone Priority Development Area, where the population is forecast to grow to 120,000 from the current 3500 in the next 30 years.
Down the road from Mr Steele, a proposed Mirvac subdivision on the corner of Teviot Road and Greenbank Road will bring 3000 new homes – and the associated traffic – if approved.
Mr Steele wants permission to subdivide his land too so he can get a better price for it but cannot because his property is zoned for park living.
Under current planning laws, no new lots can be created in the park living precinct.
Mr Steele said it was only fair for him to be allowed to subdivide.
“There’s going to be huge amounts of traffic on Stoney Camp Road and we can’t subdivide – at the moment the traffic noise is horrendous – add another 3000 cars from this development and the noise will be worse,” he said.
“Because of the increased traffic and the associated noise, our property values are dropping significantly so we can’t even afford to get out and buy a similar place somewhere else because there are no subdivision approvals along Stoney Camp Road.
“People are being locked in and they can’t get out because their capital value is eroding because of the increased traffic we can do nothing about.
“We’re not trying to stop the development but we’re going to be agitating to get the Logan plan changed to allow us to subdivide as well.
“I want to be able to avoid the gridlock by selling to a developer to get the hell out of here.”
Mr Steele will host a community meeting about the rezoning push from 7pm to 9pm, October 14 at the Currong Rooms at Greenbank Community Centre.
